The cost of signing without checking
A renewal decision affects more than the next payment. Compare the interest cost over the term, the penalty formula, prepayment options, portability, and any costs to switch. Federally regulated lenders must provide a renewal statement at least 21 days before the term ends, but you do not need to wait for it before reviewing the market.
Payment shock is real
If your payment is jumping at renewal, don't ignore it. Options include changing the term, adjusting amortization, switching lenders, or consolidating debt. The earlier you start, the more room you have.
Renewal as a reset button
Renewal can be a clean time to restructure — access equity, pay down debts, fund renovations, or move from a B-lender or private mortgage back toward prime rates.
