How the review works

A calm intake before a lender conversation.

  1. Share the file.Income, credit, property, equity or down payment, documents, and timing.
  2. Map the lender lane.Prime if possible, B-lender if needed, private only when it makes sense as a bridge.
  3. Decide next steps. You get a practical path before committing to an application.

Mortgage strategy

Rate matters, but fit matters more.

Lender path first

Bank, credit union, monoline, alternative, or private lending should be chosen based on the file, not on a generic rate quote. Income type, credit, down payment, property, timing, and exit plan decide which lane is realistic.

Trade-offs made clear

Rate, payment, penalty, flexibility, amortization, approval risk, and total cost are compared before you decide. A cheaper-looking option can be the wrong structure when portability, penalty exposure, or renewal risk matter.

A calmer next step

Some borrowers need a fast document-ready review. Others need orientation before they share everything. The process should meet you where you are, then give you a clear next step instead of pushing every visitor into the same script.

Muskoka details counted

Bracebridge and Muskoka files can include rural services, private roads, wells, septic systems, seasonal income, waterfront value, cottage use, and appraisal complexity. Those details are part of the mortgage answer.

Contractors, trades, and business owners

Self-Employed

Self-employed borrowers are not assessed only by what the business earns. Lenders look at taxable income, add-backs, consistency, retained earnings, account conduct, and whether the documents support the story.

Bruised credit and alternative lending

Bad Credit

Bruised credit changes which lenders are realistic, how much equity or down payment may be needed, and whether the file needs a repair plan before a better lender path is possible.

Trades, subcontractors, and incorporated operators

Contractors

Contractor files often need more than a pay-stub review. Lenders may look at contracts, invoices, HST filings, business bank statements, tax documents, retained earnings, and whether the work pattern is stable enough to support the mortgage.

Declined files

Bank Said No

A bank decline is not a full-market decline. It means one lender did not like some part of the file. The next step is to identify exactly what failed and whether another lender lane fits.

Short-term bridge lending

Private Mortgage

Private mortgages can help when timing, credit, income, or property issues do not fit institutional lending. They are usually more expensive and should be reviewed as bridge financing with a defined exit.

Home Equity

Home equity can solve a cash-flow problem, but it can also move unsecured debt onto your home. The right comparison looks at total cost, payment relief, risk, penalties, and exit options.

Local context, broad lender access

The work is grounded in Muskoka and Ontario borrower realities, but the lender review can compare prime, alternative, credit union, B-lender, and private lanes when the file calls for it.

Advice built around the real decision

A purchase, renewal, refinance, cottage mortgage, bank decline, or self-employed file should not be forced into the same script. The advice should match the decision being made and the evidence available.

The process should feel calmer, not salesier

You should be able to start with a short form, a quick call, or a full application depending on where you are. The goal is not pressure. The goal is a better decision and a cleaner next step.

Common questions

First-screen answers, without promises that should not be made.

Do you help with self-employed mortgage files?

Yes. The review can include taxable income, add-backs, bank statements, NOAs, T1 generals, financials, contracts, invoices, and retained earnings.

Can you help after a bank decline?

Yes. The next step is to identify the decline reason and compare prime, B-lender, alternative, or private paths if they fit.

Do cottage properties need a different review?

Often. Access, water, septic, winterization, rental use, title, and appraisal support can affect lender fit.
